General questions about our company, service, and properties we offer on this website:

Aspen and I, she was super pumped to hear I named our company after her!

Q: Who is Aspen Land Holdings?

A:  We are a family owned and operated business that believes family comes first! This means we treat every customer as family. This gives us the ability to focus with you one on one and walk you through our easy process and match you up with the perfect land to fit your needs.

Q: What kind of land do you have available?

A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property. If we don’t have what you’re looking for, let us know and we can go to our network and find the perfect fit for you, even if it means not buying from us!

Q: Why are the properties discounted so much on this site?  Wouldn’t you just keep the best deals for yourself?

A: You’ll find land investment properties on this site are discounted around 20% to 50% because of our proprietary marketing systems that get in touch with landowners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.

Q: How are the properties on this site different from ones I’d find on the MLS?

A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale.  We work directly with the landowners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.

Q: Are you an agent that lists land for sale?

A: Another great question. No, we are not agents. We buy land and sell land.

Q: Can I use bank financing to buy these properties?

A: We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers.  If you need financing to buy a property you see on our site, contact us today because we have landowner financing available on all of our properties.

Q: How do I make an offer on a property?

A: Simple, head over to our properties page and you can secure your lot with a down payment on a credit card using our secure checkout. We then will do an automatic ACH payment every month so you don’t have to worry about a thing. You can also call us on the phone. Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.

Q: How often do you add new investment land to the site and VIP Buyers List?

A: We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.

Q: Do you charge any fees to buy or sell?

A: We don’t charge you any fees to help you find your dream property.  We purchase properties at a win-win price.  When you buy an investment property from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price. A win-win for all.

Q: What is the purchase process like?

A: Purchase Process or check out this quick video

Q: How do I get a mailing address for my new property?

A:  This is way easier than you would think. After purchasing a property, just take your signed contract documents to the Elko Post office and they will get you all set up with an address and mailbox. Vacant property doesn’t get assigned an address in most cases so if you want to recieve mail to the property, this is how you do it.

Q: What are my options for the deed?

A:  Here is a link to more details on deed vesting options
